- We will conduct a complete review, inspection and measurement of the property. We want to highlight the strengths and qualities to properly publicize, show and demonstrate your property and its most favorable features.
- A complete "Comparative Market Analysis"
- This market analysis is a summation of the listing and sales activity of properties similar to yours in similar areas.
- Insight on "Staging"
- We will give you frank advice on the best way to highlight your property’s best features.
- Provision of an "Estimate of Net Proceeds
- Estimate of Net Proceeds is the projected sale price minus any indebtedness against the property and minus the normal costs of the sale.
- Installation of a "Key" lockbox
- Convenient access and availability enhance the number of showings for your property which is very important in accomplishing the highest price in a reasonable amount of time.
- Submission of your home to ten MLS boards
- The national Multiple Listing Service (MLS) provides information about your property to all licensed sales associates regardless of their location.
- Installation of a "Keller Williams Yard Sign"
- The Keller Williams sign is nationally recognized by buyers as a symbol of trust. Homes with the sign generate significant prospect traffic!
- Distribution of Listing Information
- Copies of the listing information will be distributed to all associates in my office, and will be faxed or e-mailed to 50 agents outside my office.
- Mailing of "Just Listed" Notices to 200+ area homes
- Home owners may have friends that wish to move into their area. Word of mouth is a very effective sales technique.
- Professional marketing photographs
- We will insure that the photos of your home present it in the best possible way.
- A 3-D "Virtual Tour" is available as an additional option.
- Professional "Feature Sheets" prepared for distribution
- When prospective buyers have the features available on a professionally designed sheet, they are more likely to remember your home.
- Review of "Reverse Prospect" Program
- This is an on-going program that matches prospective buyers’ "wants and needs" with the MLS listed homes that are available.
- Follow-up on all realtor showings
- Feedback from buyers/realtors that see your home can be very beneficial in providing strategies to cause your property to sell in a reasonable time and at the highest possible price.

- The seller will be kept well-informed of all buyer/agent feedback after each showing. It must be understood, however, that it’s not always easy to get the feedback. Realistically it may take several days.

- We will present all offers from prospective buyers. At your direction, We will represent and protect your interest in the negotiations for the best possible price and terms.
- Keeping you informed
- After a contract acceptance, We will keep you informed of the progress in closing the transaction. You will be informed of all progress of escrow, inspections, mortgage and other closing procedures.
